What affects the price

What affects roofline prices?

The six biggest factors that push your roofline quote up or down.

Property size & perimeter

Priced per linear metre. A typical semi has 30–40m of fascia; a detached 50–70m.

Roof complexity

Hip roofs, dormers and cut-roofs add labour vs straightforward gable ends.

Material & style

Standard white uPVC is cheapest. Woodgrain foils, anthracite and black add 15–25%.

Timber condition

Replacing rotten rafter feet or soffit boards adds £80–£250 per section.

Scaffolding

Two-storey homes need scaffolding (£400–£800). Bungalows use ladders or towers.

Region

London/SE runs ~20% above national average for roofline labour.

How much does roofline cost in 2026?

The average 3-bed semi pays £2,400–£3,200 for full uPVC fascias, soffits and guttering replacement, installed with scaffolding. A detached home runs £3,450–£4,600.

Guttering only (leaving fascias alone) starts at £450 for a small house.

Do I need to replace the whole roofline?

Not always. If fascias are rotten or sagging but guttering still drains properly, you can replace boards only. But scaffolding is the biggest cost — so doing everything at once usually saves 25–30% vs separate jobs.

uPVC vs timber

  • uPVC — 20-year lifespan, no repainting, comes in 12+ finishes. The standard choice for 95% of UK homes.
  • Timber — required for listed buildings and some conservation areas. Needs repainting every ~6 years.
  • Aluminium — premium option for modern builds and commercial. 30+ year lifespan.
Free tip: Match your roofline colour to your window frames — anthracite grey windows with white roofline looks dated. Most installers hold the same colour ranges from Swish, Freefoam & Eurocell, so it’s free to match.

FAQ

Questions, answered.

Is it free to use?+

Yes — 100% free and no obligation. Our matched installers pay a small referral fee if you decide to go ahead with one of their quotes. You pay nothing to use Instant Home Quotes.

Will I get spam calls?+

No. Your details go only to the installers we match you with — up to three, never more. We don’t sell your data to lead brokers, and you choose which quotes to reply to.

How are the installers vetted?+

Every installer is checked for FENSA, Certass, Gas Safe, MCS or CPA accreditation as relevant, plus public liability insurance and Companies House records. We re-check quarterly.

How long do quotes take?+

Most installers reply within 24 hours. In peak seasons (spring & autumn) it can stretch to 48 hours. We’ll follow up with any that are slow.

Do you cover the whole UK?+

Yes — we match across England, Wales, Scotland and Northern Ireland. Rural postcodes sometimes match with fewer installers; we’ll always be upfront if that’s the case.

What if none of the quotes are right?+

Simply don’t reply. You’re under no obligation. You can also request a fresh match set if you’d like different installers — just use the form again.
