Priced per m². Doubling the footprint usually adds 60–80% to the cost.

Roof type

Polycarbonate is cheapest, glass mid-range, solid/tiled warm-roofs add £3,000–£8,000 but make the room usable year-round.

Frame material

uPVC standard. Aluminium adds ~35%. Timber used mainly in orangeries.

Groundworks

A standard concrete slab is included. Steel frames, retaining walls or tricky access push costs up.

Building regs
